Apartments with 3-15 units (no onsite manager)
$65.00 per unit per month for online paperless statements with ACH transfer of funds.
For the above property types, a lease fee of one half of one months rent, charged no more than once per 12 months per unit and only when a unit is re-rented. All leases convert to month to month at their conclusion. If an owner wants a new lease, and the existing tenant agrees, a renewal lease will incur a 15% of one months rent re-lease fee with a minimum of $175.00.
If you only want us to find and move in your tenant, we can do that. You will end up with a new tenant on a lease Our fee for this is one months rent. Minimum fee applies. This is for houses and condominiums only.
Apartments with 16+ units (with onsite manager)
4-8% of collected rent. A minimum fee will be established by mutual agreement. No lease fees. All onsite employees can become employees of our firm. Payment for dedicated employees will be billed to the property to cover wages, taxes, workers compensation insurance and benefits.

Our fees are designed to insure that our clients are not being overcharged and we are earning enough to keep our lights on, computers running, vehicles gassed, and our rents paid!
